Our
collection of dream homes are pre-designed luxury home plans developed over a 20
year period. We have Mansion and estate plans, castle plans, Mediterranean, French
Chateaux, villas, etc. for typically large homes. These projects were
envisioned or built as luxury real estate properties for Florida, Texas, New
York, California and other areas where 'gated community' covenants
applied. These are contemporary house floor plans with period style details.
We
have found that the ideal home or floor plan is almost impossible to find in any plan book!
The projects illustrated in this web are offered as a basis, an inspiration.
Normally our clients call us asking for a certain size with specific
features and layout to combine with a period style. Select an
elevation and plan description that most nearly matches your vision or
combine two or more. We can customize the plans. The cost of
purchasing plans is credited as a retainer for Permit Set drawings.

Cost to purchase most existing
plan designs is $4.90/ SF typ. for
Permit Set drawings, $3.30/SF for Schematic Design only (see each description for
plan contents/availability)

have plan books nor send copies of our floor plans unless we are
under contract. Please
contact us to receive typical contract form, or set an
appointment to view most of our work at our Orlando office.

We do not sell plan books
nor allow
copies of floor plans (due to potential copyright infringement) out of our offices without a
retainer and signed contract.

All plans may be previewed in person at Orlando or Austin office by appointment.
Also we may have several versions available in terms of size and alternate
elevations. All can be modified per your requirements. See
client Recommendations.
Use the Contract/
Order form to order 5 blueprint sets for the price indicated. One use per order.
We can make changes to plans on an hourly rate per your specifications.
Purchase of any of these plans count towards fees for Ultra-Custom
Services. Take a discount of 15% on each additional purchase per order.
The select projects herein were designed for specific
lot conditions and were permitted under codes that will probably differ from your
location. There are Schematic Plans only,
and Permit Set drawings for sale.
[Please note that our Permit sets need to be checked
and revised as necessary per your local code; we recommend local drafting
firms or architects to make revisions as required.] When
Permit Set working drawings are available they include Foundation Plan
(all engineering must be reworked according to your soil conditions and
local codes), Exterior
Elevations, Floor Plan(s), Electrical Schematic, and Typ. Wall Section. Some have select interior details.
Most plans w/3 car garages typ., covered porches at rear,
separate utility/laundry rooms, fireplace(s), designed for level lots, typ. Wall
construction is either concrete block or wood frame but can be modified as
well. Note: 'side-load' garages require
25-30 feet additional space for back up. 'Center-load' garages enter from center of
property and open within view of entry door. Additional modifications will
most likely be necessary due to your specific covenants, code
jurisdiction. Several home plans included are developed to Schematic stage only (floor plan and
elevation). Please call 407/ 421-6647 for details. Again, The cost of Schematic plans is credited as a
retainer for re-designing to your specifications. We can make changes at a fixed fee or hourly rate.
